What to Consider Before Moving into a New-Build Property
Some of us love them and some of us hate them but the orange-bricked, new-build, estates we see popping up about the place are seemingly the future so it's about time we assessed the pros and cons of these modernistic homes.

Moving into a new home is a life decision and some people opt for a new-build under the impression everything will be in fine working order for a long time. Unfortunately this is not always the case and there is much more to think about than the quality of fittings in a home.

Things to consider...
Is the estate completed or are there even more properties to build? If you are not careful, you could be effectively living the first months (even years) on a building site. This doesn't just mean noise, it can mean inconvenient road access and danger for children.
Space can be an issue both in and outside the house. Modern estates are often built to accommodate a lot of residents and this can sometimes mean the homes are quite compact. Rooms can be small as can the space between buildings - if space is a priority for you then this needs to be addressed prior to signing up.

Vacant homes can suddenly become occupied by troublesome families and there may be no way of knowing what the general atmosphere of the vicinity is like, as there may be no neighbours to ask. The only real way of gauging what the future holds for an area is to ask your estate agents, who should have the expert knowledge to inform you about the plans in the district.

The positives...
If you agree to buying a home prior to its development, you may be entitled to influence the choice of fixtures and fittings. Personal customisation at this stage can be a real luxury as it is much cheaper than renovating an old place to suit your taste.
There's a similar benefit when it comes to decor. You're not stuck with damp infected wallpapers or coffee stained carpets - everything is new and you have full control to keep it that way from the beginning.

New builds are all designed in cohesion with modern safety procedures. Thorough insulation, fire safety doors, secure electrics and quality ventilation are all included as standard. The houses are also much more eco friendly as a result.

Ultimately, the decision to move into a new home or not, can be made much easier with the advice of an estate agent. They will know everything about the quality of the homes, the future plans of the area and whether it is best to buy or rent house on new build estates. There is no need to wait for the previous occupiers to move out so if you like what you hear from the estate agent, you can move in almost straightaway.
